Is It Better to Have Your Own Well or Share with Neighbours?

Do you live in an area that is quite far from a town or city? If so, you may not be able to benefit from an extensive utility network and may have to take matters into your own hands when it comes to power, water and sewage. While you can install your own septic tank and drain field to cater for your sewage needs, you may need to work with others in order to get a consistent and reliable water supply. In this case, is it a good idea to share a well with your neighbours?

Long-Term Perspective

It's good to know that there is an endless supply of fresh water not that far beneath your feet whenever you build a home in a rural location. As a small community, you may decide, collectively, that you will access this water through a shared well, as this will be more cost-effective when it is all set up. While this may be the case at the outset, you need to look at the situation from a broader perspective before you make that decision.

Potential Issues with Shared Access

You may well be able to agree to split the upfront costs involved when sinking a well, but what about usage restrictions or costs associated with extracting the water on a regular basis? Remember, over the course of time different owners will come into the frame as properties change hands and needs may consequently change.

A well will require regular maintenance and you will need to fork out for some upgrades to ensure that it remains a consistent source of this vital commodity. As those costs arise or may increase, will all of the individuals agree to foot the bill and if not, who pays for the deficit?

You will also need to be careful when hooking up each property to the well itself. This may require access across a neighbour's property. If so, can you be sure that you will always have this access in the future? If your neighbour wants to build in the area, this could compromise your connection.

There may be even more cause for concern if one or more of the neighbours within the agreement is only present for part of the year. They may choose to live in a second home during the summer and may not be willing to share all costs in the same way. They may argue that their responsibility should be based on the number of weeks that they are actually present instead.

Doing It Your Way

When you take all of this into account, the answer would appear to be obvious. You should sink your own well so that you have an element of independence and do not have to rely on other people instead. Reach out to a company that does water bore drilling for more direction.
